About

What I actually do.

I look at the deals most people skip, which usually means something overlooked or undervalued or complicated enough that everybody else walked away from it, and then I run the same four moves on it every time: find the deal, structure it, build the marketing and sales engine, and sell premium.

Right now that work has one address, a $30 million adventure resort in Oklahoma. It will not be the last one.

Four numbers, one build. Nothing here is rounded up.

I look for assets that are overlooked, undervalued, or complicated enough that everyone else walked away, because complexity is where the value I can add actually lives.

The instinct in this business is always to spend your way out of the problem, so you add a building or a feature or another line item and then hope the market notices, and I have watched a lot of people do exactly that and run out of money doing it. Steel is expensive and it is slow, and repackaging what you already own is neither.

So I start somewhere else and I ask the same three questions every time. Who is this actually for, what are they really buying when they buy it, and what would they pay a premium for that the asset can already deliver today without me spending another dollar.

At the park the answer turned out to be that nothing physical had to change at all. Same ground, same buildings, same machines, and revenue went up four times in twelve months because we changed who it was for and what it sold them.

My road to $1 billion. The number is the scoreboard. The endless puzzle underneath it is the part I actually want.

The story

It was a riding and racing park. We sell it as a resort.

The property I run in Oklahoma was called MidAmerica Outdoors when we bought it, and it was an off-road riding and racing park.

We changed what it sold instead of what it was. One price now, with the cabin, the excursions and the meals included.

Revenue went from $1.5 million to $6 million in twelve months.

The build is open and operating, and the next stretch of it takes out 380 RV pedestals and puts 30 cabins where they stood.

That work sits under Odyssey Resorts, and America's Outdoor Adventure Park is the current build rather than the category.

Million Dollar Mistakes

One expensive decision per video, sixty seconds each, with the number attached.

I made these building a $30 million resort. You can have them for free.

The Ventures

One build, and the link leaves this site.

If you invest, read this part.

I build and operate the assets I raise on. I am on this property every week, in the dirt, running it.

That makes me selective about who I take money from. You should be just as selective about who you give it to.

This is probably for you if

  • You have put money into real assets before and you know what a construction delay feels like.
  • You are accredited, and a hold measured in years does not bother you.
  • You would rather read the operating detail than sit through a pitch.

This is probably not for you if

  • You want quarterly liquidity.
  • You want a passive coupon with no operating risk.
  • You want to talk before you have read anything.

Nothing on this page is an offer. The detail sits behind a short set of questions, which saves us both the wrong call.

Work with me

There are four ways to reach me.

Pick the one that matches what you actually want. Two of them route out to the business, and two of them come to my inbox.

Not consulting, not coaching, not mentorship calls.

The newsletter. That is the whole ask.
