Terms

What you can do with what is on this site, and what it is not.

Effective September 20, 2026.

The short version.

This is a personal site where I publish my own writing about business, deals, finance and stocks. Read it, share it, quote it with my name on it.

None of it is advice and none of it is an offer. Nothing here is for sale, there is nothing to log into, and the only thing to join is the newsletter.

Everything below is the detail.

What these terms cover.

This site is lorenzoayres.com and I run it. I am Lorenzo Ayres. These terms apply to every page on it, to the newsletter, and to the files you can download from it. Using the site means you accept them. If you would rather not, close the tab, and nothing else happens.

There are no visitor accounts here. Nothing to log into, nothing to buy, nowhere to post a comment or upload a file. You read, you download, and you can join the newsletter. Where the site does ask you something, what happens to your answers is set out in the privacy policy rather than here.

The writing is mine.

Everything on this site is mine: the essays, the newsletter, the book notes, the photographs, the design, and the files you can download. It is copyrighted and I am keeping it.

Here is what you may do with it, with no permission needed. Read it. Send the link to anyone. Post the link anywhere you like. Quote a line or a paragraph in your own work, with my name on it and a link back to the piece.

Here is what I am asking you not to do. Do not republish a whole piece as your own or under anyone else's name. Do not sell it, put it behind your own paywall, or fold it into a product you charge for. Do not use my name, my face, or this site's design to suggest that I endorse something I have not.

If you want to do something that is not on that list, email me and ask. The answer is usually yes.

Scraping, and training a model on this.

Reading this site with a browser is what it is for. Pulling it down wholesale is not.

I am asking you not to scrape this site in bulk, not to copy it into a dataset, and not to use it to train a machine learning model, without asking me first. That is a request about volume and purpose rather than a complaint about any one reader, and it applies to a company running a crawler exactly as it applies to a person running a script.

If you want a copy of something for a project, ask. It is a short email and I answer it.

Nothing here is advice.

I write about deals, structures, businesses and stocks. I write about what I did, what it cost, and what I think. What I do not know is you: your balance sheet, your tax position, your obligations, or what you can afford to lose.

So nothing on this site is investment advice, tax advice, legal advice, accounting advice, or a recommendation to buy or sell anything.

The stock pieces are my personal opinion, and each one says plainly whether I own the thing I am writing about. I am not a broker. I am not a registered investment adviser. I am not your accountant and I am not your attorney.

Reading this site does not make me your adviser and does not create any professional, fiduciary, or confidential relationship between us. Emailing me does not either. Before you act on anything you read here, take it to somebody whose actual job is to look after your interests.

Nothing here is an offer.

This site presents no investment offering. Nothing on it is an offer to sell a security, a solicitation of an offer to buy one, or an invitation into any deal of mine.

When I write about a deal, I am recording how it worked, not asking you to fund it. Where a page links out to a business of mine, that page says so plainly.

If any of that ever changes, this page changes first, and the effective date at the top moves.

Numbers, forecasts, and what results mean.

Every figure on this site is a figure from my own businesses, and it describes what happened rather than what will happen. What worked on one property, in one market, in one year, is not a prediction about yours.

Where I write about what I expect, intend, or plan, that is an opinion held on the day I wrote it, and the things I plan do not always happen. Nothing on this site is a guarantee of a result, a projection you should rely on, or a promise of any outcome for anyone.

Past performance is not a reliable indicator of anything to come, mine included.

The free downloads.

What you can download here is free and asks nothing of you.

The files are yours to keep, to use in your own business, and to pass to anyone who needs them. Forward the file, print it, hand it around a table. My name is on it, which is rather the point.

Two things I ask. Do not sell them or bundle them into something you sell. And leave them as they are rather than putting your name on my work.

Accuracy and dates.

I write about live deals and live markets. Both move. A number that was right the day I published it can be wrong three months later, and a deal I described as open may have closed, changed shape, or fallen apart since.

Every piece carries its date and every number carries the date it was true. Read them that way.

I correct things when I find them wrong, and I can update, rewrite, or take down anything on this site at any time, without notice. Nothing here is a promise that a page will still be here next year, or that it will still say what it says today.

The site may be down.

This site is offered as it is and as it happens to be available. I do not promise it will be reachable, that it will work in every browser, or that it will be free of errors.

I can change it, move it, or stop publishing it whenever I want. There is nothing to cancel and no subscription to refund, because nothing here is sold.

Links off this site.

Some pages link out: to coverage of my work, to my videos, to my own businesses. The moment you click one you are on somebody else's site, under somebody else's terms, and I do not control what is there or what they do with your visit.

A link is not an endorsement and it is not a guarantee. What happens at the other end is between you and them.

One thing worth saying out loud. No link on this site is an affiliate link, and nobody pays me for sending you to them. Where a link goes to one of my own businesses, the page says so.

Things you may not do here.

There is very little surface to misuse, but for completeness: do not attempt to break into any part of this site, do not probe or test its security without asking me, do not try to reach the administrative area, do not interfere with anyone else's use of it, and do not submit the newsletter form automatically or at volume.

If you have found a security problem, I would genuinely like to know. Email me and I will thank you properly.

If you think I have used your work.

Everything published here is mine, and I am careful about it. If you believe something on this site infringes your copyright, email me with enough detail to find it: what the work is, where it appears on this site, how to reach you, and a statement that you believe in good faith that the use is not authorised.

I will look at it myself rather than routing you through a process, and if you are right I will take it down.

What I am responsible for.

This site is information. The decisions are yours.

I write carefully and I do not invent anything, but I do not warrant that every word here is complete, current, or right for your situation, and the site is offered as it is, without warranties of any kind, including the implied ones of merchantability, fitness for a particular purpose, and non infringement.

To the fullest extent the law allows, I am not liable for any loss, damage, or cost arising out of your use of this site, anything you read on it, anything you download from it, anything you decide because of it, or the site being unavailable. That includes money lost on a decision you made after reading something here, and it includes indirect, incidental, special, consequential and punitive losses, and lost profits.

Some places do not allow limits like this one. Where that is true, this limit applies as far as the law allows and no further, and nothing here limits liability for fraud or for anything else that cannot lawfully be limited.

Where the law applies.

These terms are governed by the laws of the State of Oklahoma, without regard to its conflict of laws rules. Any dispute about these terms or about this site goes to the state or federal courts sitting in Oklahoma, and we both agree to that.

If you are a consumer somewhere that gives you the right to bring a claim in your own local courts, this section does not take that right away from you.

The usual closing points.

If any part of these terms turns out to be unenforceable, the rest of them stand and the unenforceable part is read as narrowly as it needs to be.

If I do not enforce something straight away, I have not given it up.

These terms, together with the privacy policy, are the whole agreement between us about this site.

You cannot transfer these terms to anyone else. I can transfer them if the site moves to a company I own.

Changes to these terms.

If these terms change, the new version is posted here with a new effective date. Using the site after that date means the new version applies to you.

Nothing on this page changes quietly.

Contact.
